Crown Point gives us two very different jobs under one town name. On the newer edges of the city, we are usually finishing what the builder left behind: a graded lot, a thin skim of topsoil over subsoil that heavy machinery compacted all summer, sod, and nothing else. The upside of a blank slate is real. Patio, pond, beds, drainage and lighting sleeves can all be planned at once and then built in phases as budget allows, instead of tearing up finished work in two years to run a cable.

Closer to the courthouse square the work is almost the reverse. Older lots, established plantings that are often worth keeping, and access that has to be thought about — a machine may not fit through the gate, which means material moves by wheelbarrow and the estimate has to be honest about that. On those properties the goal is usually to edit rather than replace: take the beds back to bare soil, keep the good shrubs, rebuild the rest.

Central Lake County clay is the constant. It is also why new-build landscapes here disappoint people so often: roots will not push into subsoil that has been compacted by construction traffic, so a bed planted straight into it stalls and then starts dying back in year three. Beds get decompacted and amended before anything is planted. For hardscaping, the same clay is why the aggregate base under a patio gets built deep and drained properly rather than thin and quick.
